Fall Market Report
Increased Buyer Activity: Buyers remain active, but today’s market is more measured. Palm Beach County recorded 1,206 new pending single-family sales in August, up 1.6% from a year ago. Buyers have time to be thoughtful, but attractive, well-priced homes can still draw attention.
Pricing Trends: The median sale price reached $650,000, up 3.2% year over year. Sellers received a median 94.8% of their original list price, reinforcing the importance of pricing correctly from the start.
Inventory Dynamics: Active inventory stood at 4,345 homes, down 23.8% from last August. With 3.5 months of supply, buyers still have choices, but inventory is tighter than it was a year ago.
Interest Rates: The Fed raised its benchmark rate by ¼ point in September. While the Fed doesn’t directly set mortgage rates, its decisions can influence borrowing costs. 30-year mortgage rates averaged 6.95% in mid-September.
Days on Market: Homes went under contract in a median of 40 days, 13% faster than a year ago. Buyers should be prepared when the right home appears, while sellers still need to price strategically.
